
With 35 years of successful professional career, with prominent positions in both the tourism and real estate sectors, Juan Jesús Martínez Villa begins a new business venture with the establishment of Tuscany Realty Group, based in Marbella. This new real estate marketing and sales firm, of which he is president, begins to roll with the marketing of two important new projects of the developer Exxacon Smart Living, a large company of recognized prestige and solvency, with more than 19 years of experience throughout the Costa del Sol.
Both projects are located in a privileged area of the Costa del Sol, also known as Costa del Golf. One of them is located next to the famous golf resort Finca Cortesin and is called Las Terrazas de Cortesin Bon Air, and the other -GoldenView-is located in the Bahia de la Roca urbanization in Manilva, bordering Sotogrande. The president of Tuscany Realty Group describes the two real estate developments, which have in common a privileged location, magnificent panoramic views and extraordinary qualities.
Las Terrazas de Cortesín Bon Air is Exxacon’s third project within Finca Cortesín, after Las Terrazas de Cortesín and Las Terrazas Seaviews, a complex that is currently under construction and of which more than 60 percent of its units have already been sold. The Bon Air complex consists of 51 two and three-bedroom apartments and three-bedroom penthouses, with very large terrace and solarium areas and magnificent qualities.
These luxurious homes enjoy breathtaking views of the sea and the golf course of the prestigious golf resort. Prices range from 320.000€ for the 2-bedroom apartments, 385.000€ for the 3-bedroom apartments and 690.000€ for the 3-bedroom penthouses.
Golden View is a project of 49 townhouses with minimalist and contemporary design in the Bahia de las Rocas urbanization. Now it has just been launched a first phase of 33 houses, with three and four bedrooms, on a high plot with spectacular views of the sea, the Rock of Gibraltar and the coast of Morocco. These views are unique because they contemplate two continents and three countries in an absolutely privileged environment.
The orientation is the best and most demanded by home buyers, south/southwest, the qualities are splendid and the opportunity is offered to customize each house to the buyer’s taste. Prices range from 240,000 to 465,000 euros, which would be the largest house, with a garden of 205 square meters. The average range is between 320,000 and 330,000 euros.
Tuscany has just started the marketing -on plan- of both projects and the sales expectations are very promising, says Juan Jesús Martínez Villa. “It is a good time to buy,” he says, “because the Costa del Sol is a unique destination both from a tourist or holiday point of view and from a residential point of view. No other destination in the world, I believe, is comparable to the Costa del Sol”.
“The prices of the real estate market”, continues the president of Tuscany Realty Group, “are still attractive if we compare them with other comparable destinations”. And he also cites as added advantages “the quality of life, the profitability that the buyer can obtain via resale, via long or short term rentals, or simply the enjoyment of that second home that he acquires and that depending on where he buys it – because logically it is important to know in which project, that it is well located, with a good quality/price ratio – he will have a property that will be revalued”.
“That we are at a good time to buy real estate,” he adds, “is further demonstrated by the fact that throughout the Costa del Sol there are more than 300 projects in various stages of execution and marketing and that demand remains strong.”
Juan Jesús Martínez Villa emphasizes that not only are the aforementioned projects marketed by Tuscany related to golf, either because of their frontline location or because of their proximity to numerous golf courses, but also many of the same developer, Exxacon, are directly related to golf. In this regard, he cites Las Terrazas de Cortesín I and II, Las Terrazas de Cortesín Seaviews, Terrazas de Atalaya, El Mirador del Golf (Estepona Golf) and La Cala Fairways.

Successful experience
Juan Jesús Martínez Villa holds a degree in Tourism Business and Activities, an MBA in Tourism Business Management and a university master’s degree in Tourism Planning and Management, with access to a doctorate in this specialization. He has spent a large part of his professional career in the tourism sector, holding positions of great relevance, such as director of Tourism Promotion of the State Organizing Company of the Universal Exhibition of Seville, Expo’92, or the positions of commercial director and sales director of the companies that reused the assets left over from the Universal Exhibition, such as Partecsa or Parque Isla Mágica.
He assumed the position of maximum responsibility in Tourism in Andalusia, as managing director of the Public Company of Andalusian Tourism, dependent on the Ministry of Tourism and Sports of the Andalusian Regional Government and with the competences in matters of Promotion of Tourism in Andalusia worldwide. He managed a team of more than 140 people and an annual budget of 50 million euros.
Since 2000 and as general manager of the FM Consulting Group in Marbella, he led the real estate developments throughout the Costa del Sol, and in 2007 he took on a new challenge as general manager of the International Division of the Lábaro Group and later as vice president of Fortalia Investment Group, implementing the group’s internationalization policies and strategies in countries such as Poland, Bulgaria, Romania, Germany, Latvia, Portugal and Mexico.
He has also served as a trusted advisor to the Mayor of Estepona in his capacity as Tourism Advisor to the Mayor’s Office. He also collaborates as an advisor and consultant in tourism and real estate investments at an international level with investors and developers and through his company Altair Group, and has also been a member of the board of directors of You Brasil Property Partners V, creating investment funds for real estate projects in Brazil.
In 2013, he rejoined the FM Consulting Group again, where he served as Vice President of Business Development until December 2018.
